Prefably lists factory-built home companies across all 50 US states. Compare modular, manufactured, ADU, panelized, kit, and tiny-home builders, then contact them directly. We do not sell leads.
What we list
Prefab is the umbrella. The code path is not.
Shoppers searching for a prefab home builder or modular home builder often land on national brand pages that ignore county rules. Prefably is organized by state because delivery radius, snow load, HUD vs local code, and set-crew availability decide who can actually build on your lot.
Each profile is server-rendered HTML: location, type chips, ratings when published, claim status, and a link to the company website. Start on a state hub, read a buyer guide, then shortlist three to five companies and call them yourself.
Modular
Factory modules built to local code, set on a permanent foundation. Often the closest path to conventional financing.
Manufactured
HUD-code homes with a different title and loan path. Confirm foundation and lender rules before you deposit.
ADU & tiny
Backyard units, THOW, and foundation tiny homes. Zoning and delivery radius decide who can actually serve your lot.
How listings work
Compare companies without a lead auction
Prefably is a directory, not a paid ranking product. Organic state lists are not for sale. Featured placements, if offered later, will be labeled.

Delivery, codes, and set crews are local. Start on a state page, not a national brand homepage, then open company profiles.

Claimed profiles sort first. Unclaimed rows are still public records: name, location, ratings when published, and the company website.

Prefably does not auction inquiries. Call, email, or visit the company site yourself. Basic listings stay free.

What is Prefably?
Prefably is an independent directory of factory-built home companies in the United States, plus a reviewed marketplace for factory-built homes for sale. We list 1,400+ prefab, modular, manufactured, ADU, panelized, kit, and tiny-home builders across all 50 states so shoppers can compare profiles and contact companies directly.
Does Prefably sell buyer leads?
No. Prefably is not a lead marketplace. We do not auction inquiries or charge builders per phone call. Directory buyers open a company profile and contact the builder themselves. Home listings are reviewed before they go public, and buyer inquiries go to the seller of that home, not a lead auction.
Is listing a prefab company free?
Yes. Basic listings are free. Builders can claim an Unclaimed profile or request a new listing at no charge. After we confirm ownership, the profile can show as Claimed with corrected details. We do not sell placement in organic state lists.
What is an Unclaimed listing?
An Unclaimed row is a public directory record we indexed: company name, location, phone when available, ratings when published, and a website link. It is not an endorsement. The company can claim it free to correct details. Read how listings work for sort order and removal.

Prefab is the umbrella. Listings include modular (local code), manufactured (HUD code), ADU and accessory dwellings, panelized and kit packages, and tiny homes on wheels or foundations. Type chips on each profile help you shortlist before you call.
