Buyers usually start with a state page because delivery radius, code path, and local set crews matter more than a national brand name. Each state directory lists modular home builders, prefab and panelized suppliers, ADU specialists, manufactured-home dealers, and tiny-home companies that advertise service in that market.
Open a Prefably profile for ratings when available, phone when listed, and the company website. Unclaimed rows are public directory records builders can claim free. Shortlist three to five companies, ask for a written factory-vs-site scope, and confirm modular (local code) vs manufactured (HUD Code) before you deposit.
